When Was The Last Time You Checked Your Pipe Collars?
These photos are from a few of the roof cleaning jobs. I would estimate that we see bad pipe collars on about 40% of the roofs that we clean.
There are rubber gaskets that seal around the pvc vent pipes that protrude through the roof. They seal the pipes and prevent rain from entering your living space. Even if you see these damages on the outside, it is possible that you don’t see a leak. Sometimes the rain follows the rafters and leak into a stud cavity.
Over time the rubber dry rots from the UV rays of the sun. If you catch it early enough, they are a simple fix by sliding over a new rubber gasket. If it has fully deteriorated, then you may need the gasket that comes with a metal flashing attached. It seems that the rubber starts to dry rot around 10 years. If this is not repaired, it will lead to moisture damage.
Vesta Wash does not do roof repairs. Your best bet is to hire a licensed and insured roofing contractor. If you can see your roof from the ground, you can probably use a pair of binoculars to check your pipe collars.
