Roof/Insurance Update

Just had a homeowner with a 13 year old roof tell me their insurance carrier is requiring a new roof due to moss!

I was told they just purchased a new homeowner policy and the insurance carrier sent a drone to inspect.  They were told there is moss on the roof and a new roof is required or policy will be canceled.

We visited the property, and we did not see any moss, but just the black streaks that are on most 10 year old roof.  We wrote a letter detailing the roof is in good condition and that we would be able to wash the roof ( same as any other roofs we washed over past 12 years) and give our 5 year limited warranty.

After washing roof, homeowner was told it looks good, but they would need a certification from a licensed roofer about the performance expectations.

Moral of the Story:  If the roof was kept clean; they would have saved the $$ spent on certification, and much of the info would not be part of a file of an insurance company.
